The loan process
Most purchase loans close in about 30 days. Here is what happens in each stage, what we are doing for you, and what we will need from you.
A short call to understand your goals, review income and credit, and tell you what you can comfortably afford.
We start with a conversation, not a form. In about 20 minutes we will learn what you are hoping to do, review your income, assets and credit, and give you an honest read on price range and monthly payment.
From there we issue a pre-qualification letter you can shop with, and set up a secure portal for your documents.
We verify your documents up front so your offer carries the weight of a fully underwritten approval.
Sellers and listing agents take a real pre-approval seriously. We collect and review your pay stubs, W-2s, bank statements and tax returns before you ever make an offer, so there are no surprises later.
While you shop, we run numbers on any home you are considering — taxes, insurance, HOA — so you always know the true monthly payment before you write an offer.
We lock your rate, order the appraisal, and send disclosures — you will get a clear checklist of exactly what happens next.
Once you are under contract we move quickly: rate lock, initial disclosures (your Loan Estimate), appraisal order and title work all happen in the first few days.
You will receive a written timeline with every milestone and who is responsible for it. Most clients hear from us every two to three days, even when the update is "everything is on track."
An underwriter reviews the full file. Because we prepared it up front, conditions are usually minor and quick.
Our pre-underwriting team reviews every file before it reaches the underwriter, which is why our conditions lists are short. If anything is needed, we tell you the same day with a plain-English explanation of why.
Once the appraisal is in and conditions are cleared, you receive a final approval — the "clear to close."
Review your Closing Disclosure with us three days before signing, then get your keys.
Federal rules require you to receive the Closing Disclosure at least three business days before closing. We walk through it with you line by line so the number at the closing table matches what you expected.
Sign with the title company, funds are wired, the deed records, and the home is yours. We will be there for the loan long after closing — annual reviews, refinance questions, and the next move.
A 20-minute conversation is all it takes to know your price range and monthly payment.
