Loan programs
Every program below is one we originate regularly. Pick the one that sounds closest to your situation, or skip straight to a conversation and let us match you.
The most common path to homeownership — a mortgage not insured by the federal government, with flexible terms and competitive rates for well-qualified buyers.
Best for: Buyers with established credit and a down payment of 3% or more.
Insured by the Federal Housing Administration, FHA loans make qualifying easier with lower down payments and more forgiving credit guidelines.
Best for: First-time buyers and anyone rebuilding credit or saving toward a down payment.
Backed by the Department of Veterans Affairs — no down payment, no monthly mortgage insurance, and competitive rates for those who have served.
Best for: Eligible service members, veterans and surviving spouses.
Financing above conforming loan limits for higher-value homes, with competitive fixed and adjustable options.
Best for: Buyers purchasing homes priced above the conforming limit in their county.
State and local programs that provide grants or deferred second loans to cover part of your down payment or closing costs.
Best for: Buyers who qualify on income and credit but need help with upfront cash.
Replace your current mortgage with a new one to lower your payment, shorten your term, or access equity for renovations and other goals.
Best for: Homeowners looking to lower their rate, drop mortgage insurance, or take cash out.
Also called Non-QM (non-qualified mortgage) loans — home financing that qualifies you on bank deposits, 1099s, a CPA-prepared P&L or your assets instead of tax returns, built for self-employed borrowers whose write-offs understate what they really earn.
Best for: Business owners, 1099 contractors, gig workers, investors and high-net-worth buyers who do not fit the W-2 mold.
Common questions
It depends on the program. VA loans allow 0% down for eligible borrowers, FHA requires 3.5%, and conventional loans start at 3% for qualified first-time buyers. Down payment assistance can cover part or all of it in many markets. We will show you real options side by side.
A pre-qualification is an estimate based on the information you give us. A pre-approval means we have verified your income, assets and credit — it is a much stronger signal to sellers, and it is how we prefer to send you house hunting.
A mortgage credit inquiry typically has a very small effect, and multiple mortgage inquiries within a short shopping window are treated as one by the scoring models. We can also do a pre-qualification with a "soft" credit inquiry that does not impact your credit score; however, in some cases it results in less certainty.
Most purchase loans close in 21 to 30 days from an accepted offer. With a fully pre-approved loan with all income and assets validated, we can close in 14 days or less when needed to secure your new home. Refinances usually take a similar amount of time.
